Access Statement for Newlands Country House Bed and Breakfast

Introduction

Newlands is a 400 year old listed farmhouse situated a mile outside the village of Stanstead Abbotts. In dry weather, the village and its shops, restaurants and pubs is a 20 minute walk away, over farm tracks and footpaths.

We offer three ensuite bedrooms which are all situated on the first floor up a flight of carpeted stairs with a handrail.

Pre-Arrival

Newlands is situated off the B 180 on a farm lane signposted "Little Briggins". For full details of how to reach us please see the directions section of the website. Alternatively you can plan your journey by rail to arrive at Stanstead St Margarets and take a taxi from the station. (Kestrel cabs 01920 871 877) (Dane End taxis on 07811 341653 can accommodate wheelchairs).

Car Parking and Arrival

Newlands has a large flat apron of gravel in front of the house that can accommodate all necessary cars. People with luggage or mobility issues are welcome to drop off right by the front door.

The front door has an external light which is kept on all night to assist any guests who return late.

There is level access from the gravel drive through the front door to the hall, dining room and drawing room

Welcome Area

On arrival, guests are welcomed through to the stone-floored hall and introduced to the dining room and drawing room (both are carpeted with wall lights). As the rooms are large, there is plenty of room to maneuver.

Seating is available in all three areas. Guests are then shown the way up stairs to their bedroom.

Bedrooms

All bedrooms are up a flight of carpeted stairs.

WILLOW has level access from the landing to the bedroom and three steps up into the bathroom. This room can be arranged as a super-king double or 2 x 3-foot twins

ROSY has one step from the landing to the bedroom and level access to the shower room. This room has a double bed with a brass bedstead.

TULIP has one step down from the landing to the bedroom and one step up from the bedroom to the bathroom. This room can be arranged as a super-king double or as 2 x 3-foot twins.

We are quite happy to move furniture to enhance the comfort of guests

Bathrooms, Shower-rooms & Toilets (Ensuite or Shared)

WILLOW has a bath with handles inset either side and a shower with a step up. The taps on these appliances and the basin are rotating. The floor is cushioned vinyl.

ROSY has a small basin with a lever tap and a step-over into the shower which has a rotating tap. The floor covering is carpet.

TULIP has rotating taps, a step-over into the shower and a bath with no grab handles. The floor is ceramic tiles.

All bathrooms are well lit with spotlight and fluorescent lights over the basins.

Public Areas - Halls, Stairs, Landings, Corridors

All pubic areas are well lit using a combination of wall and ceiling lights. The landing light and exterior front door light are both left on all night.

The hall is stone-floored and the stairs and landing is carpeted.

There are 12 stairs to a half landing and 4 further stairs to the first floor. There is a handrail on one side.

Public Areas - Lounge

The drawing room is large with 3 big low sofas. There is level access from the hall to the drawing room.

The lighting is subdued wall-lighting.

Dining Room

The dining room has level access from the hall.

There are a variety of tables and chairs with and without arms

The lighting is a mixture of ceiling and wall lights and is quite bright

Garden

The garden is 6 acres and is available for guests.

The site is undulating and the paths are gravel or mosaic-glass and thus rather uneven. However, the lawn is well-cut and in dry periods easily walkable.

The tennis court is available for guests to use.

There are numerous benches and tables and chairs which guests are welcome to use. In the summer, guests are offered breakfast outside.

Additional Information

We have clear evacuation facilities in the event of fire. These are described in our information folder with a plan on the back of all bedroom doors.

Bedding is generally feather pillows and duvets, but alternatives are available on request.

With 24 hour’s notice, we are happy to accommodate vegetarian or other diets.
